Alchemist Commercial Property Fund Limited Partnership is a proposed UK commercial property fund of £30 million, comprising £10.5 million of equity and £19.5 million of bank borrowings, which is now being established to take advantage of the rapid decrease in commercial property values in the UK by acquiring quality investment properties.
The Fund intends to acquire UK commercial properties let to strong tenants in good locations. The Asset Manager believes the combination of low interest rates, high income yields, a high number of "forced sellers" and a reduced number of competing purchasers should make 2009 and 2010 an excellent period in which to purchase quality properties. The portfolio should give a high positive income return from the date of purchase and should give excellent prospects of capital growth when the property market recovers.
